Re: Nock off some Villas ?? True or False ?

Post  ADMIN on Thu Sep 11, 2008 2:14 pm

Hi Tash, I have heard a similar story just recently during a conversation where we were discussing the ongoing developments in the surrounding area , they will remove some of the buildings not to mention that some of them are occupied and this will be a big suprize ...again it is just a rumour ..remember HV and the Golf resort was also a rumour once upon a time ...
As i am no longer in the area for another 10 months or so ,i can not fallow up this...

P.S ; if anyone in the area, could ask this to a realestate agent ?

Demoliton of villas

Post  Mads on Wed Jan 07, 2009 11:03 pm

Hi to everyone with a property in Akdeniz Evleri.

We have just received news from a friend that there is the possibility of demolishing some of the illegally built villas in Akdeniz. Has anyone else heard anything? Apparently there will be a meeting some time in May to discuss the plan.

Re: Nock off some Villas ?? True or False ?

Post  skygypsy on Fri Jan 09, 2009 5:29 pm

Unfortunately I can confirm this. I was just notified this morning that the government wants to demolish the villas (don't know how many) because they were illegally built too close together. I'm told the meeting is partly an attempt to find a way to legalise them -- but even if they do there is like to be a cost (no idea how much) involved.

Needless to say I'm in a bit of a panic. The government was happy all this time, so it looks suspiciously like they got a better offer now that the land has increased in value and desirability.

That's all I know. If anyone knows more or has good local contacts, especially legal, who can find out more, I'd love to be informed and kept in the loop.

As you say, we will wait and see. We have had our properties for 9 years and each year they say we will all have our tapu. We have to mind that we are not just being told what they think we want to hear. We all need to keep on top of this current situation. I have been told it may only involve 3 derelict villas and the owners will be compensated. Again, we`ll wait and see.

Akdeniz Villas

Post  Mads on Wed Jan 21, 2009 5:53 pm

Hi to everyone. We`ve received some info from Kate at Dalaman Turkish Estates who has spoken to Aysa at Akdeniz. The government is insisting that all properties must have their own Tapu but as there were too many houses built, some will definitely be demolished. From another source we were told the Tapu could cost each house about 4000ytl. More should be known at the end of the month.

Post  koalauk on Fri Feb 13, 2009 11:02 pm

To all owners

Yep I can confirm that I have received the letters and request to attend to the meeting which will take place on 8th of March anf if no one turned up 2nd meeting will take place on 15th of March.

I read all the papers and I strongly suggest to everyone who has a property on the site to attend to this meeting. In the mean time if your Turkish is not so good and not clear on some parts of this letter please contact me as I ll be happy to explain it in detail. I am planning to get there on March and hopefully I am gonna try to bring a close friend who knows more and has a better understanding all of these.

Re: Nock off some Villas ?? True or False ?

Post  ljmacca on Sat Feb 14, 2009 6:44 pm

Hi,
apparantly there are 40 houses too many and they have known about this since 1993. they were warned before in 1991 but still went ahead and built them. there is a meeting on the 8th march regarding this if not enough people are here they will hold another on the 15th. all owners have been strongly advised to attend this meeting.

Demolition

Post  Julie Rannard on Sun Feb 15, 2009 9:55 am

Hi All,
Have you heard about the demolition of 4 houses. Meetings have been arranged for the 8th and 15th March, we have been told it is vital to attend. Will anyone else be attending?

Hiya Julie,
yes we have heard about it, im here all year round so we'll be there if you read my posting in knock off villa's ive pasted a copy of some of a translated letter that we recived- we are being strongly advised to attend, and they've actually built 40 houses too many annd none of the houses apparantly meet the required specifics ive emailed about 10 people in uk as we really need to have people here, this could be a major problem by the sounds of it- do you think you'l be able to make it out?

Post  Julie Rannard on Sun Feb 15, 2009 12:02 pm

Hi Thankyou for replying, my dad will be attending the meeting, as i cannot get time out of school,I really would love to come over as Iam so worried about it. I have heard that it is phase 1 that they want to demolish but I also heard that it was only 4 houses. Do you know what area is phase 1? What number house do you own?
I look forward to meeting everyone that is on forum, I really do hope we can solve this without anyone loosing there homes, it really is a lovely complex.

Thanks Julie

akdeniz houses

Post  ljmacca on Sun Feb 15, 2009 10:17 pm

Hi all this is a copy of the latest information i have recieved via a german person who has a house here:
yes, there will be a meeting on March 15th. See the Email below which I got from Ayse and the attached document. It is in Turkish, but we heard that it is mainly the invitation telling there is one main point - the permission to continue Akdeniz Eveleri as a cooperative. Also it mentions that still a lot of people are late paying the electricity and other bills.

From what we heard, it seem that our cooperative has a valid building permission, but the number of houses built were larger than what was allowed according to the papers. So it seems that a solution is that the cooperative buys 3,4,5, or more houses and removes them, so that as a result the permission will be granted and, if we are lucky, we might even get a personal Tapu. This is what we heard. In the guest book (unfortunately mostly in German) tuerkei.adrian-aachen.de/gaestebuch.html there is also an English entry on top written by Bulent UK 07717652530 who you might contact for details.

I personal think the sitation is not a very good one, but I can imagin there will be a solution. It seems that currently the political sitation in Turkey is quite nervous (with an upcoming local election) and we also heard that the cooperative Incebel (above Dalaman airport) is in an even worse situation - they do not even have a valid building permit. But I have just seen they tell there has been a change in the law and they think that there issues are now solved (also all in German, see feriendorf-incebel.com/ .

hope this helps - don't panic.

Hi everyone,

The meeting at Akdeniz is definitely due to take place on th 8th March, the reason two dates are given is because they are required by turkish law, to give an alternative date in case there are not enough people. Ayse has confirmed that the meeting will definitely take place on the 8th March. My husband Ray and his sister(turkish speaking) are hoping to attend the meeting to represent those of us who cannot attend. We will be contacting Aysa again today and if there is anymore information I will keep you informed.

OOps sent the last post twice!!

We have just had an update from Ayse. The meeting is to be attended by the MP for the area to get his support and solicitors who specialise in planning law, they will advise us how we can overcome the objections that have been raised. We also need to raise a budget to fight our case. The final thing will to obtain a Tapu for each villa when all the issues are resolved. May I stress to everyone that the meeting WILL take place on the 8th March.

new houses??? maybe nothing buttttt

Post  ljmacca on Wed Feb 18, 2009 9:02 pm

Hi, i can relate with the worries about not 'fitting' in with newer and bigger plans i have just being looking at planned pics and there are a number of luxury villas to be built on our side of the golf hotel comming right along the river towards us and maybe we are in the way of building these. i am still tryin to find out more information on these but it is definetly worrying to see pics of villas where akdeniz is or at least right up to akdeniz???? i saw these at thomson.co.uk looking at dalaman golf resort and spa looking at the very last pic you can view then viewing the map also. does anyone have anymore info on these proposed luxury villas??

As my Ak Deniz villa is currently for sale do other members think that a price increase now would be advantageous or when individual Tapu's are eventually granted (or both)?
