anyone got any other questions
Hi since all this started and everyone has been asking questions and raising valuable points i have been listing them so we have an actual list included, I am pretty sure i have included everyones questions but if i missed any out or anyone can think of any other questions relating to the meeting about this specific problem please let me know and i can add it. im just thinking if we have the questions laid out and ready before the meeting this may help with being more organized and prepared...
QUESTIONS TO BE RAISED AND POINTS TO MAKE:
How many members need to pre present for the meeting to be legal?
Why have we not previously had any information about this problem off the cooperative themselves?
How many villas will be demolished if any?
Will they demolish vacant properties or specific houses regardless of whether people are living in them?
Who authorized the building of the illegal builds?
If we can legalize these houses how much will it cost?
Is there the possibility of making 2 single houses into a double house to lower the number?
What costs would be incurred if we can legalize the builds?
How can we be sure that the complex is legalized after that? Will some other problem crop up in a few months time?
Are there any other problems that we do not know about?
Have the workers and Ayse been paid? If not why not and when will they get paid?
Is there money at all in the cooperative?
Are we definitely under Ortaca Belediye? (If outside, do we need to set up our own company?)
Is someone/company etc trying to force out the area for redevelopment?
Why is the government suddenly insisting after all these years that now we must all have individual Tapu’s?
We need to arrange perhaps a monthly meeting or at least a newsletter that can be emailed or posted to everyone with property in their native language- this is a necessity. If we are stronger as a cooperative and in communications with each other we can come up with solutions in the future before it gets to this stage again.
Is there any documentation of the actual complaints/lawsuits being filed against the cooperative- as shareholders we should have ready access to these. Have there at any time been any other lawsuits previously that we do not know about.
Can we view the original plans for this site; again as shareholders legally we should have access to this kind of information.
When is the AGM this year, so people can organize to be here?
Legally after waiting nearly 20 years since the official inspection and complaint, can they actually just come down and demolish peoples’ houses or take the cooperative away?
If it was such a serious problem why was the cooperative not taken away then?
If it was such a serious problem why they did not rectify and/or demolish properties then?
Tapus
What cost will a Tapu be?
What happens when we need permission for anything how would we get this?
Is it possible to pay in installments?
What will happen to the cooperative and the workers here? Would they be employed as workers still?
Will all foreigners even if they live here all year round have to apply for military clearance?
Do foreigners have the right to buy property here?
If we have Tapu’s will we have to pay the Turkish equivalent of council tax?
How much is this?
Pros/Cons of Tapu’s
Pros:
1- We have our own deeds and our responsible for only our own properties
2- The values of the villas increase
Cons:
1- No management structure
2- Have to pay for a committee still
3- We will have to pay for separate services of:
Gardens
Pools
Café
Boat
Bins
Bus
Security
General site maintained
Nurse on site
4- People are not here often enough to keep an eye on their properties with regards to:
Security
General maintained
Tidiness
5- People who do use certain facilities such as: pool, boat, restaurant will not wish to contribute towards maintain them; several people have said that they would not.
6- Site will probably not be maintained in the way that we are accustomed to it being done.
7- If we have our own Tapu’s and therefore our own electric supply, those coming on holiday will spend half of that getting reconnected every time.
8- Who will take responsibility of maintain the site
9- If we take into consideration all of the services we would be paying individually for as mentioned in point 3 chances are we will be paying a lot more that we are now
10- If we take into consideration of how many things will go downhill, general viewing, facilities available (if people don’t pay to the running of them they won’t be), so no pool, no café, no boat, no bus, no security, no maintained, no management, think how unattractive this complex will become in every sense of the word, how many people will want to buy a house here just because the Tapu has increased its worth.
11- If we get Tapu’s and this does increase the value, the state of the site when no one contributes will go down and so the value of the houses will go down with it
12- One of the problems we have now with money is the fact that there a lot of people are not paying their way, if there is no cooperative, no management how do we stand any chance of getting the money then?
